These Terms of Service govern your use of List2Homes, a rental listing platform serving Canada. By using our platform, you agree to these terms.
Acceptance of Terms
By accessing or using List2Homes ("the Platform"), you agree to be bound by these Terms of Service and all applicable laws and regulations.
Prohibited Activities
You may not: post false or fraudulent listings; harass or discriminate against users; use the Platform for illegal purposes; circumvent security features; post spam or unsolicited advertising; impersonate others; upload malicious code; or interfere with Platform operations.
Data Protection & Automated Access
The content, data, and information on List2Homes — including property listings, photographs, descriptions, pricing, GPS coordinates, user profiles, and community data — are proprietary to List2Homes and its users. The following are strictly prohibited without express written authorisation:
Automated Data Collection
- Using bots, web crawlers, spiders, scrapers, or any automated tool, script, or software to access, extract, index, or collect data from the Platform
- Using artificial intelligence, machine learning algorithms, or large language models to systematically extract, process, or reproduce Platform content
- Deploying any automated means to monitor, copy, or mirror any portion of the Platform or its data
- Accessing the Platform through any interface other than the official List2Homes website or mobile applications
Data Use Restrictions
- Copying, reproducing, republishing, or redistributing listing data, photographs, or descriptions for any commercial purpose
- Creating derivative databases, datasets, or compilations using data obtained from the Platform
- Using Platform data to build or enhance any competing product, service, or directory
- Selling, licensing, sublicensing, or otherwise commercialising any data obtained from the Platform
- Bulk downloading, archiving, or systematically storing Platform content
Access Restrictions
- Bypassing, circumventing, or disabling any access controls, rate limiting, CAPTCHA, or technical protection measures
- Using proxy servers, VPNs, or anonymising tools to disguise automated or bulk access
- Accessing non-public areas, APIs, or systems of the Platform without authorisation
- Exceeding reasonable request volumes that may impair Platform performance
Enforcement: List2Homes actively monitors for unauthorised automated access and data extraction. Violations may result in immediate account termination, IP blocking, and legal action including claims for damages, injunctive relief, and recovery of legal costs under the Copyright Act (R.S.C., 1985, c. C-42) and Computer Fraud provisions of the Criminal Code.
Intellectual Property
The Platform and its original content, features, functionality, design, and branding are owned by List2Homes and protected by Canadian and international copyright, trademark, and intellectual property laws.
Privacy and Data
Your use of the Platform is governed by our Privacy Policy. We comply with PIPEDA and Alberta's PIPA.
Governing Law
These Terms are governed by the laws of the Province of Alberta and the federal laws of Canada.
